New Emporio Part of the growing facilities along Maroochy Boulevard

What a difference a year makes. That was evident this week at a networking morning tea for businesses establishing themselves on Maroochy Boulevard. Opened five years ago to provide direct access from the Sunshine Motorway to the Maroochydore CBD, it has only been in the past 12 months that the precinct has truly come to life. New investment in the area is estimated to be in excess of $4.35 billion. The impact of this investment is the creation of an estimated 30,000 jobs. It is home to Emporio, the Sunshine Coast’s first mixed-use development featuring a blend of apartment living, office space, retail as well as restaurants and cafes.

As well as hosting the networking meeting, the Emporio community has welcomed its first retail and commercial tenants in recent weeks. KPMG, VDM Consulting and Trabel Associates are just some of the high-profile tenants now calling the precinct home.
Construction of the $130m Maroochydore Homemaker centre is expected to be completed in November, featuring an 8210sq m Domayne retail showroom and 2780sq m Joyce Mayne retail showroom. There will be retail space for about 20 large format retailers including Nick Scali, Plush and Rugs-A-Million. Global Living Furniture and Homewares will move into 1250sq m in the Homemaker Centre after eight years in Evans St, almost doubling its floor size. Goodlife Health Clubs Maroochydore is also set to open in November, having secured 2100sq m on the first floor.

Since the Garry Crick Prestige car showroom opened along Maroochy Boulevard four years ago the floor traffic has increased consistently. Dealership principal Cameron O’Hara expects this will only continue as more developments continue to open their doors along the road.
“We were the first business on the strip,” he said. “A lot has changed, we have doubled staffing and every quarter have seen continual growth, especially as other businesses establish themselves around us.”
Other developments already in the area or planned include Sunshine Cove propert developers, Sunshine Coast Mazda and Lexus of Maroochydore, Living Choice of over 50s community and Bunning’s Hardware. “What you see here today is stage one of Emporio,” Ross Webb of Reed Property Group said. “That comprises 55 apartments, 1271sq m retail and office space.

Sunshine Cove is now into its third precinct, including waterfront blocks and which range in size from 750sq m to about 230sq m. Development manager Glen Cassidy said some construction was yet to go, including a peninsula link road, community park and more of the boardwalk.
